A sustainable building is the key to ensuring tenants have a comfortable, healthy, productive and economical space. Since taking ownership in late 2017, TEI has placed sustainability at the center of every improvement we have envisioned for 310W. Our goal is to provide tenants with a green building and green operations that will help them to thrive here.

310W is committed to sustainability efforts that fall into four main projects: wellness, energy, water and waste. For wellness, we have made a commitment to use healthy and sustainable materials for renovations. All of the paints, sealants and adhesives are low in volatile organic compounds (VOCs) and non-toxic. For energy conservation, the building has incorporated high-efficiency LED lighting upgrades with occupancy sensors to reduce energy waste. The new skylight has also been insulated in order to reduce heat gain on the upper floors. We also have a brand-new energy management system to help optimize performance and operations. For water, we have ensured that all of the bathrooms are upgraded to low-flow plumbing fixtures. Finally, for waste, last year we were able to divert over 40 tons of material from ending up in landfills.

In support of the sustainability efforts, 310W has made a point of building partnerships with environmentally friendly organizations as well as completing a few certifications. We are certified with Energy Star and GRESB (Global Real Estate Sustainability Benchmark) and working on our LEED certification. We have also partnered with Bettering Buildings Challenge Milwaukee (BBC) in which we took “The Pledge” to track and share energy data with the city while pursuing energy reduction goals and an energy audit that helps identify potential energy saving measures at the building. Another partner of ours is the Focus on Energy (FOE) who provided building envelope modeling to illustrate the energy savings for 310W’s skylight replacement.
